I bang on about websites a lot, and the reason I do is that they are bloody important. These days really everything is online, and no, you cannot transact a property online; however, you can sell you or your company. Your ordinary template website that is linked to your CRM has its place, but you must consider creating a separate one that gives you the flexibility to do as you need, like convert more leads.
I call it an authority page where you can build your brand awareness, be found in search engines, and convert more listing and management appointments. Things you need to consider for this is how it is branded firstly. Often, branded sites convert less than unbranded sites. By unbranded, I do not mean one with no brand; I mean one without the brand you will be providing the service from if that makes sense.
Searchability is also essential. When someone thinks about selling a property or getting his investment property managed, it is no secret; they will call out three (3) people. One may be a referral, another they may have met at an open home, and the third would usually be in Google. Where do you rank for these terms?

A lead magnet is also key to finding more sellers and property management. Having a piece of content that is a useful giveaway will generate you great leads that are earlier in the journey and can be nurtured later. When these leads come in, you will have the flexibility in your website to link it to a CRM, preferably not your standard Real Estate CRM as it will not have the capability to do what other CRMS can do.
These are just a few, but when you get all this right, you will have a business that has more leads than you need. All businesses are really that simple. Solve that problem where you have an inbound flow of people wanting what you are offering and then make sure the product delivers on their expectations.
