I have to be very blunt about this, as it is very clear that our industry is in trouble! When there is a monopoly and no competition, then, this is where you can get caught. We have fed this and now, it is in full swing and you will see in my recent article why. All a Real Estate Website portal is somewhere to advertise a property. To sell a property, you need marketing, an advertising vessel, and a page that generates enquiry. Now, realestate.com.au has all the eyeballs and has for a long time the costs beyond the service it provides.
I remember when I was sick of the REA rep coming out every six months to sell me on the next more expensive option that is not optional, it is mandatory, it really gave me the shits. Eventually, I said no more, drop me to the lowest subscription, and it had no impact on the number of properties we sold and leased. The only thing we got less of was poor enquiry and impressions. Real buyers and tenants will search high and low to find every property. Now, we have the issue of what the intent is of this corporate giant and we may be too far behind to reverse it.
Pull back on your spend and put it elsewhere. It will not affect the outcome, however, we cannot just lay down and accept it anymore. Let’s look at this, for an example. If you type for sale and where you want to buy into, Google what will come up. I have a client in Bellarine and every time I see a listing there, I want to buy there as it looks amazing. Let’s try that!
