What Happens When Someone Messages Your Facebook Page?

It was many years ago that I made my first Facebook page for Real Estate. Actually, come to think of it, it was made by my PA at the time. I was not sure why he made it until I started to play around with it myself. I then saw the value as the popularity of Facebook was only getting stronger. This was way back in 2010. We’re now one decade down the track and Facebook is an essential part of business.

Besides the normal things companies use a Facebook page for like maintaining a presence, spreading their message and staying top of mind, Facebook pages can now be used as a communication tool. It’s not a one way discussion where you just put out information. It’s a tool that you can use to engage in real conversations with your customers.

We recommend having the message button on your Facebook page so that you are can encourage communication. Here’s one scenario. Someone sees a post on Facebook of a property you sold. They are already right there on Facebook, so why make them go somewhere else to contact you? They can shoot you a message right there on your post or page to ask if you want to list their place.

Great. So then what happens?

I am guessing the answer for most of you is: not a lot. Some of you might have a badge that says, “typically replies instantly”. If it says this – great! It is a lot more encouraging for a customer to know that they will get an answer immediately rather than waiting one day plus for a reply. But then if you actually do take more than a day to respond, it will drive business away. They’ll think that is how you handle buyers and tenants which is obviously not good.

So let’s recap. A quick response encourages conversation and a one day plus response drives people away. We understand that everybody is busy, and no one has time to watch the chat on your Facebook page daily, so what is the answer?

Using bots to chat to clients

The answer is simple. We used it with one of our clients, Bellarine Property, and it will work for you too. Install a chatbot on Facebook messenger to do the chatting for you. A ChatBot is a program that responds to chats instantly. It can answer 90% of the questions for you and you will only have to step in if you need to. Of course you want to deliver personalised service. But the reality is that most of your enquiries follow the exact same formula – and your answers can too. Anything that can be turned into a formula, can be automated.
