What Do You Do With Your Sales Enquiry?

In any Real Estate Business, your Sales Enquiry Log is gold. I never really understood how vital it was until I had a mind shift. The reason I had the mind shift as I walked into Mark Dwyer’s Sales Trainer event back in 2012, and it challenged my way of thinking.

“Out of your Sales Enquiry, 1 in 7 are sellers.”

 At first, when I heard this, I thought that it could not be that high. When I left that conference, I was quite determined to check whether this was the reality. And YES it was! I called them all back with a simple script and started flushing out sellers. Since this course, I have been working with many businesses on Lead Generation and have learnt some pretty nifty little tricks that you do not learn in any Real Estate Event.

Ok, time for me to share with you this little trick that can help you flush out sellers from your sales enquiry without having to slog away on the phone. Do this every 2-3 months or so. Collate all your Sales Enquiry into a straightforward file where you have a column of all the phone numbers. You will need to make sure there are no gaps and that it is in international format. Like this (+61411444555) This is step 1.

Step 2, you will need to have a Facebook Business Account setup. If you have an account already excellent. If you do not head over to Business.facebook.com and create one. I will explain this in the most straightforward way possible. However, it will not be so easy actually to do.

Go to the audience section and create a new custom audience. It will ask you how you would like to do this, and you need to select by customer file. Simple hit the copy-paste option and paste your list of numbers. It will now start matching the phone numbers to the persons’ facebook profile.

That is it. You are now all set to start creating ads to target these people directly. Now as you know there are sellers in there you need to work out a way to get them to engage.
