The traditional “Just Listed” Letter and “Just Sold” Letter have been a part of real estate for a long time, but their effectiveness has varied over time. Nonetheless, many real estate agents have found them to be a reliable source of incoming listings. While they still work today, there are more effective and cost-efficient methods, such as using Facebook Ads and Chatbots, to turn 1 listing into 2.

Just Listed

Let’s quickly look at the purpose of a “Just Listed” and what it is in the first place. A “Just Listed” is a piece of material that is created and sent out when a property has just been listed. Makes sense, right? It can be sent out in varying methods, however, the purpose is always the same, to find your next person wanting to list. The reason we do this is that we know there will be multiple people, around that property, that are looking at making a move also.

They will be particularly interested in the information, as they are trying to establish a value of what their home may be worth. You want to make sure you capture these people and all of their information, so you can follow them up. They will be keeping a closer eye on the sale than others and can be recognised by their cagey activity. They do not want to give away that they are a seller yet.

Just Sold

The “Just Sold” will be of interest to the similar group of people, however, it is not just about the property, at this point. The people will be looking at how you got the job done. If they think you did a good job, they will give you consideration, if they list their home. This process works like clockwork and should never be ignored.  Done well, it will throw you into some serious momentum.

In other articles, we have discussed the use of Facebook, the pixel, and Chatbots in real estate. In a recent guest article, we had Mike Hillsdon explain the platform used to execute the technique of turning 1 listing into 2 using these tools. Specifically, we suggest using a Facebook Ad that leads to a chatbot opening within Messenger to maximize the effectiveness of your “Just Listed” and “Just Sold” campaigns.

When someone comes through this path, you have direct access to them, inside of messenger. You can now message them if you need to.  However, at the front end, you will not need to at all. The chatbot will engage in conversation and let the person know about all the details of your new listings. For around $50 expect 50+ messages, maybe more! It is crazy.

Now, what do you think we do on the “Just Sold”?  Well, you go back and message the 50 people that enquired directly. What language you use is up to you. This is a manual process, however, is very lucrative in its ROI. If you have 10 listings, that is 500 people a month you have that you can talk to about selling. Surely out of 500 people you can jag a few more listings!

I will not go into too much more detail apart from this last point. If you really want to get this thing cranking, carpet bomb your area with the “Just Sold” and see what happens! Get ready to see a new message every 5-10 minutes. All agents say “I just want to talk to people who are looking to transact in Real Estate”, so here you go, this is it!
